July 2017 Athol Idaho Market Update

Whats cooking in Athol?

July 2017 had 11 homes close in Athol Idaho Compared to 10 homes in 2016.  We currently have 59 properties on the market in Athol Idaho with 14 of those properties pending.  So we are sitting very close to the 5 months of inventory mark for Athol.  They say 6 months is a balanced market.  Neither a seller’s market or a buyers market.

2017 had 1 existing home on a city lot selling for $162 per square foot.  Home was on a 1/4 acre and spent 71 days on market.  Nothing on a city lot for 2016 to compare to.

Impact of monthly housing inventory on prices

New Construction!

3 Homes selling on an average of 4.7 acre lot.  All built by Timbered Ridge Construction and they averaged $186.86 per square foot.  Average days for build time was 223 days.

We had 1 new construction close in 2016 going for $198 per square foot.  Was on a larger lot 6 acres and probably a few upgrades.  Wouldn’t get to excited about that number thinking the cost of construction has come down.

Existing Homes!

Existing Homes on 5 acre lots.  We had 5 homes selling 2 in Silver meadows Subdivision.  Those homes averaged $182 per square foot with an average of 58 days on market.

Existing home sales on 5 acre lots 2016 saw 1 closing also a home in silver meadows Subdivision.  It sold for $181.38 per square foot.  Those numbers look to be holding fairly steady this month.

 

And on 10 acres or more!

2017 –  1 double wide selling for $220 per square foot lasting on the market for a whopping 21 days.  This home was in Shamrock Ranch.

Compared to 2016 which had 4 homes on 10 acres or more all double wides and they averaged $143.52 per square foot.

Our 2017 home had some upgrades and a big garage and a 40×70 shop so that number is going to be a little off in our comparison.

 

So don’t get to excited if you own a double wide on 10 acres unless you have a lot of outbuildings and lots of fencing.  2016 Shamrock ranch homes sold for $130 per square foot for one on 10 acres and $178 per square foot for one that was on 18 acres.

Spirit Lake July 2017 Market update

30 Homes closed in the month of July in Spirit Lake  Volume is Up!  There are currently 62 Homes for sale in  Spirit Lake of which 13 of them are pending.  So not even 2 months worth of inventory.  They saw we have a balanced market when there is 6 months worth of inventory on the market.  So still tough out there for buyers and sellers if you are thinking of selling it is still a very good time.

Here is the Scoop!

2017 New Construction in subdivision neighborhoods:

 9 Built this month by Daum Construction 1 by Ella construction.  These homes averaged on lots of about .25 of an acre (1/4) selling for an average price of $143.31 per square foot.  with an average build time of 165 days.  You do have an upper end build in this mix at $194 per square foot and a couple of starter homes that were in the 137 per square foot to come up with that average.

Compared to 4 homes selling in July 2016 for an average of $133 per square foot.

Spirit Lake 2017 sales are up!

2017 Existing Homes sales: Prices up Volume up!


These numbers were across the board on condition.  You have  6 homes selling averaging on a .35 of an acre lot averaging $109 per square foot.  With average days on market of 66 days.  When you throw the low out your going to be in the $147-$160 range for a square foot price with an upper end one selling in Spirit Lake Village for $196 per square foot.

Compared to 2016 homes selling 3 homes for an average of $126 per square foot on an average lot size of .42 of an acre and 71 days on market.

 

Homes On Land!  Prices across the board but they are not down!

2017 Homes on 1 acre lots.  3 of these homes this month with 2 of them being new construction.  They averaged in at $113 per square foot.  But once again condition and finishes are really across the board.  A big one with an unfinished basement that was spec home finishes for $105 per square foot.  A spec home new build at $91 per square foot and a higher end finished one coming in at $168 per square foot.  Finishes/ condition huge in this area on the price of homes.

Homes on an acre held steady volume wise with 3 closing in 2016 for an average sales price of $144 per square foot.

5 Acre Lots Home prices Up!

2017 Homes on 5 acre lots.  We had 2 close this month of July.  They averaged $188 per square foot.  Lot size averaged out to 4.8 acres and average days on market was 107 days.

Compared to 2 homes in 2016 for an average sales price of $131 per square foot.

 

Homes on 10 Acre Lots!  Home Prices up Tremendously!

2017 Homes on 10 acre lots.  We had 3 homes in that range this month.  Averaging out to 11.32 acres all 3 of these homes were in Spirit Lake East with an average sales price of $179 per square foot and an average days on market of 94 days.

2016 2 homes on 10 acre lots with an average sales price of $107 per square foot.  Both in Spirit Lake East also with an average days on market of 78 days.

Waterfront!  We had some Spirit Lake Waterfront sell this month!  Nothing last year to compare to!

2017 Spirit Lake Waterfront sales for July we had 2 cabins close this month.  They were on an average of 1/4 acre, averaged about 650 square feet and sold for an average sales price of $250 per square foot.  Both of these were on Spirit Lake average days on market was 150.  One secondary lot selling for an average of $136 per square foot.

Hayden Idaho July 2017 Market Update

66 Homes sold in the month of July in Hayden Idaho.   There are currently 236 homes on market in Hayden /Hayden Lake Idaho.  Of those 236 Homes there are 35 pending.  So we are still sitting with less than 4 months of inventory on the market.   Prices are up in some categories and actually down or holding steady in a few other categories.  So still a great time to sell your home.  They say 6 months worth of inventory is a balanced market.

Of those homes this is how it breaks down!

Hayden sales for July 2017

New Construction sales prices are about the same to down slightly.

2017 we closed  10 Homes total in July.  7 residential homes averaging $164.99 per square foot.  most of those homes were in Country Hollow with a couple in Gianna Estates and one in Williams Grove.  Builders were Thompson Construction, and Viking predominantly.  Those build times average 178 days on market.

Comparatively 2016 had 3 new construction homes with an average sales price of $167 per square foot all built-in Hayden Grove and all built by Eagle Ridge construction.

Luxury Home Sales New Construction Prices are up and Volume is up Slightly!

2017-  3 Luxury Homes averaging $235 per square foot.  2 being built-in Forest Ridge and one in Stone Creek.  Rosenberger being the builder on the Stonecreek property and Selkirk construction in Forest Ridge.

2016 also had 3 homes  averaging $184 per square foot.  2 built-in Forest Ridge and 1 built-in Stonecreek.

Hayden Idaho sales of July 2017

Existing Homes Sales for 2017:  Down in price a few dollars per square foot and volume is up!
31 residential homes selling for an average price of $126 per square foot.  Averaging 49 days on market and the average lot size was .26 acres.

 28 Homes in 2016 selling with an average sales price of $130 per square foot and an average days on market of 72.  Average lot size is .26 for 2016.

 

Existing Luxury Homes selling for 2017:  Sales price is up a little per square foot volume down slightly!

4 Homes selling in 2017 for an average sales price of $201 per square foot.  Average lot size was .51 acres and average days on market was 80.

7 Luxury homes selling in July 2016 average sales price is $200.88  per square foot.

Hayden 2016 July sales

Homes on Acreage:  Some Categories up a little and some down a little.

2017 Homes on 1 acre lots we had 2 homes selling this month of July averaging $173 per square foot.  Average days on market was 64 (they went fast) and average lot size was 1.02 acres.   Only one last year this size it went for $201 per square foot.

2017 Homes on 2 acre lots we had 2 homes selling averaging $184 per square foot.  Average lot size was 2.3 acres and they averaged 76 days on market.  2016 Homes on 2 acre lots went for $122 per square foot.  Prices up substantially in this section this month.

Homes on 5 acre lots we had 2 for 2017  One was a stick built and the other was a manufactured they each averaged in at $126 per square foot.

2 Homes for 2016 on 5 acre lots both stick built and they went for $138 per square foot.

Homes on 10 acre lots 2017 average $263 per square foot.  There was 2 of them and they averaged 61 days on market.

2016 had only 1 home sell and it was a manufactured home for $171 per square foot.

Waterfront Lots prices are subjective to condition and location!

2017 We had 3 homes selling on Avondale they went from a range of $134 per square foot up to $171 per square foot.  Lots of condition differences here.  Compared to last year we only had 2 and they averaged 131 per square foot.

5 Homes selling on Hayden Lake Ranging from $162 per square foot up to $322 per square foot.  Condition and amenities are huge on the lake front homes.

Over all the 2017 average price for the lake front homes was $190 per square foot with an average of 84 days on market.  2016 saw a couple of Hayden Lake sales also and they also averaged $190 per square foot.

 

Manufactured Homes Prices are up!

Manufactured homes on leased lots July 2017.  Condition this month was the deal breaker we have a good condition one selling for $89 per square foot and a very rough one selling for $9.57 per square foot.


Compared to 2016 a really nice one selling for $64 per square foot and a couple of average ones going for $35 per square foot.

Condos:  Prices are up almost $15 per square ft. and volume or availability is down!

Condos for 2017.  2 condos selling this month averaging $131.39 per square foot.  Very similar sized and very similar priced.   They averaged 44 days on market.

4 Condos for 2016 averaging $117 per square foot with an average days on market of 59 days.

Coeur d Alene Idaho June 2017  Market Report

177 Single family homes closed in the Month of June 2017

Monthly market report for Coeur d Alene Idaho

New Construction about the same in Volume but prices are up about $10 per square foot.

16 New Construction Homes for 2017  (6 of them in Coeur d Alene Place mostly built by Greenstone) The Trails saw a couple of them  built by Architerra and the rest were scattered between builders Benway, Hallmark, Rosenberger, Daum and Aspen.  The new construction averaged 161 days on market and sold for an average of $154 per square foot.

15 New Construction in 2016 averaged price was $143.76 per square foot with an average days on market of 146.

Existing Homes Sales units sold is up some and prices are up substantially .

112 Existing residential Homes  that were in  non luxury home neighborhoods.  2017 June had a total sales price of $30,982,600.   Those existing homes averaged $152.77 per square foot with an average days on market of 54 days.  They averaged on lots of .23 acres.

Those 112 homes sold for $149,399 less than asking price.  So for all of you that are asking how low can I push those sellers down that breaks down to $1333.91 below asking price on an average.  So the answer to that question really is no if you want the property.  As I look down the list of the homes sold there are really only a handful that came off asking price a lot of them are over asking price.   So take that into consideration as you are figuring your negotiations.

2016 Had 100 existing homes sell with an average price of $115 per square foot.  Lot size averaged out at .23 acres with an average days on market of 74 days.

 

Luxury homes on larger lots Units sold holding steady prices are up about $50 per square foot.

2017 we had 3 homes that I consider Luxury priced homes that are not waterfront properties.  These homes average being on a lot size of .42 with an average days on market of 37 days and sold for $282.71 per square foot.

We had 3 homes also in 2016 averaging $237 per square foot.  Lot size averaged .34 of an acre and days on market was an average of 329 days.

How inventory affects prices

Homes on Land Prices are down a little Units sold are holding steady.  This was also a trend that I saw in Athol for this month over last year.

Homes on less than 2 acres and at least close to 1.

2017 June 2 homes on less than 2 acres.  They averaged being on 1.87 acres and sold for $129 per square foot average days on market was 73 days.   One was an older 1974 build in Indian Meadows and the other was a 2006 build.

2016 Had 2 homes also sell in this category averaging $160 per square foot.  Condition of home and location had these numbers up.  Average days on market were 167 days.

Homes on 5 Acres

3 Homes for June 2017 in the 5 acres range.  They averaged being on 5.3 acres homes sold for $177.90 per square foot and averaged 58 days on market.

4 Homes on 5 acre lots for June of 2016.  Those homes averaged $183 per square foot and were an average of 74 days on market.  Average size of lot was 5.1 acres.

Homes on 10 Acres

2017 Had 4 Homes on 10 acres.  They averaged being on 10.63 acres selling for $162.95 per square foot and average days on market of 75 days.

We had 1 home on 10 acres for 2016 it averaged $228 per square foot.  Home was built-in 2003 and was on 10.17 acres.

Homes over 10 Acres

2017 gave us 2 of them.  A 1993 build on 16.88 acres that sold for $135 per square foot.  Days on market was 57.  And a 32 acre home that did sell for 1,000,000 averaging out to $270 per square foot was on market for 335 days.   That home was built-in 2003.

2016 also gave us 2 homes over 10 acres.  One was a  1971 build that was on 14.51 acres  that went for $161 per square foot and the other one was a 25 acre parcel with a 2004 built home  that sold for $259 per square foot.

Manufactured Homes on Leased lots units sold is up and prices are up tremendously.

2017 June we had 8 of them averaging 54.28 per square foot.

2016 had 5 units sell with an average sales price of $27.52.  Days on market were an average of 48 days.

Condos and Town Homes Units sold is close to holding steady and prices are up about $22 per square foot.

2017 June gave us 15 Condos selling total.  14 of them averaged out at $166 per square foot.  Days on market was 78 days.   And the 15th condo was one on Parkside Condominiums for $845,000 that averaged $362 per square foot with days on market of 172.

2016 June condos we closed on 18 units with an average sales price of $140.70 and an average days on market of 70 days.

Waterfront

Secondary Waterfront has nothing to compare to this month with last year.

Secondary waterfront homes We had 4 of them in June, 2017 with them averaging $198.55 per square foot average acreage size of .72 acres  and an average of 90 days on market.  This category this month included a couple of Harbor View homes, a Black Rock home and a Falls Bay home.

Lake/River Front Our Units sold is up and Prices are up quite a bit for the most part.  I leave that open to interpretation as our water front is so diverse.

Actual Water front Homes we had 6 homes selling this month of June 2017.  Average acreage size was  .58 acres.  That s a little skewed as we have a Coach Lane Estates Riverfront in here this month on 2.2 acres.  Not that I would expect the acreage to matter that much on these as we have very similar  price per square foot comparing that one to several other lake front properties on Lake CDA.  Average sales price on these was $317 per square foot.  That includes our low of a Harbor Island and a Sanders Rockford Bay area at $273.per square foot to the Coach lane Estates at $336 per square foot.   Haners Lake shore Lots was the most per square foot at $355.

 

2016 Had 4 waterfront homes close in June.  Our average is way off as we had a  Sunnyside Lakefront 10 acre parcel that went for $625 per square foot.  We had 1 river front go for $326 per square foot and then a kidd Island bay at $245 and a Knowles Country Estate one for $186.  To average that for you is going to appear that prices are down as they average at $389 per square foot but that would not be a fair analysis.

Hayden Idaho June 2017 Market Report

Hayden- Hayden Lake Home sales for the Month of June.  67 Single family homes sold in June of 2017.

How that breaks down for you this month is:

New Home Sales are about a wash price wise due to a change in builders.  Units sold is down a few homes also.

2017 had 6 New homes –   3 in Gianna Estates a couple in Hayden Grove and 1 in Lauren.  Those homes sold for an average of $150.85 per square foot they averaged out being on a .20 size lot. and spent an average of 169 days on market.    Looks like there was a couple that were put on late so it looked like they sold faster than they were built.  I am going to guess your build days are going to run in the 200-250 days mark just fyi.

2016 had 8 new homes constructed and they averaged $154 per square foot.  Different builders between these 2  years so I am not going to tell you prices are up or down in this area as we had Aspen homes and a few others building in 2016 that did not close in these same subdivisions for 2017.

Existing home sales prices are up!  $14.13 per square foot for the average from 2016.   Units sold  is down.

2017 Existing home sales.  32 Homes sold in the month of June in the Hayden market.  They averaged selling for $137.69 per square foot.  Average size lot was .24 of an acre and these homes averaged 47 days on market.  Thats moving pretty fast as you figure it is taking on the average 45 days for someone to get there loan done.

I do get people looking at homes asking all the time how low do you think we can make them go.  Just to give you an idea of what the difference is between asking price and sales price.  These 32 homes averaged coming down off there list price $2,165 each.  Not much wiggle room.  And frankly as you look at the numbers of the sales there is a batch that actually sold for more than asking.  So take this number with a little grain of salt.  You might be able to move something that is not super desirable or someone who is quite motivated otherwise you probably better be considering full price or a little more.

2016 had  45 existing homes sell for an average of $123 per square foot. With an average days  on market of 71 days , average lot size was .27 of an acre.

Luxury Homes on 1/2 acre or more prices up and volume is up!

2017 We had quite the range on the homes on 1/2 acre or more.  They averaged $176 per square foot but we saw quite the range from $149 per square foot up to $221 per square foot.  This market is very subjective to amenities and condition.   An example of that being Forest Hills saw the most expensive home sell in this category this month and also the least expensive.  Condition!  Location!  Very important.

Compared to 2016 3 homes selling with an average sales price of $168 per square foot.  An average days on market of 76 days.

How inventory effects prices

Homes  on land volume is up!

2017  1 acre lots  We had 2 of them selling this June   They averaged $140 per square foot and were on the market an average of 76 days. Those homes averaged 1.6 acres in size.  1-  5 acre lot it went for $150.per square foot and 1-  40 acre lot and that home sold for $167 per square foot.  Those also had short time on market 79 and 42 days respectively.

2016 had 2 homes on acreage selling.  Both 10 acre lots selling for an average price of $136 per squre foot.

Lake Front Homes volume is way up!

2017 saw 7 of those homes close in the month of June.  They sold for an average of $276 per square foot.  Average days on market was 142 days.  That number is slightly skewed as we had one on Honeysuckle that was on for 448 days.  The rest are going to balance out around the 65-75 day range.

2016 Only had 1 lake front home selling in June and that home went for $305 per square foot.  Not enough data here this month to tell you any direction on prices.

Manufactured homes on leased land  not much change from last year.

2017 June had 3 of those close for an average sales price of $64 per square foot with an average days on market of 55 days.

2016 June had 2 homes selling for an average days on market of 58 days and an average sales price of $63.26 per square foot.

 

Leisure Park 55+ community  No major update for you here.  No closed homes in June of 2016.

2017 June we had 3 of those homes close with an average sales price of $158 per square foot.  They averaged a lot size of .18 and were on the market an average of 49 days.

 

Condos are holding pretty steady right now compared to 2016.

June 2017 – 3 condos selling.  They averaged 112 days on market selling for an average price of $128 per square foot.

June 2016 4 condos selling for an average sales price of $126 per square foot.  Average days on market was 59 days.

Rathdrum June 2017 Market Report

Market Report Numbers are ready for June 2017 for Rathdrum Idaho!

2017 New Home sales for the month of June saw 24 new homes close this month.  New home prices are up $6.86 a square foot from June 2016.

The 17 homes that closed in Corbin Crossing, Prairie Sky and Radiant Lake (that were not lake front) sold with an average sales price of $144.48 per square foot.    Those homes averaged being on a lot size of .178.  Those homes averaged 142 days on market to get built.   And they were pretty even 8 of them in Corbin Crossing built by Hayden Homes, 8 in Prairie sky and Radiant lake built by Benway and one lone Viking home.

Compared to 2016 of 12 new homes with an average sales price of $137.62

Radiant Lake Condos are up $26.64 per square foot.  Do note we have a different builder doing them 2017 than we did in 2016.

2017 We had 3 new Radiant lake condos that were new they were built by Blue Ribbon Builders and average $159.31 per square foot.   And they also averaged 142 days on market.

2016 they averaged a sales price of $132.67 with 171 days on market.

Radiant Lake Water front properties. Actually a wash in price.  Volume is up!

And 2017 we had 3 new Radiant Lake (lake front properties) that sold 2 built by Monogram and one built by Taku Construction.  Those averaged $166.28 per square foot and were on an average size lot of .287.  Those averaged 142 days on market also to get built and close.

2016 we had 1 built on Radiant lake with a sales price of $166.28 with a days on market of 155.

Existing Home Sales are up in price a whopping $23.52 per square foot.

2017 had 21 existing single family homes sell.  Those homes sold for an average of $142.29 per square foot.  They averaged sitting on a lot of .34 with an average days on market of 72 days.  I always get people asking how much less do you think they will take.  Just for a number to toss your direction today those 21 homes sold for a difference of $40,024 between the 21 different homes so that means each home averaged coming off its asking price by $1905.90.  Just food for thought in this market for you.

2016 Existing home sales  there were 16 homes sold for an average sales price of $118.77

How inventory effects prices

I like to break Twin Lakes Village out of these numbers and Golden Spike.  So…

Twin Lakes Village is really nothing to compare to for last year.  We had all condos sell this month for 2017 and last year we had town homes sell that were on land.

Twin Lakes Village had 6 condos sell the month of June 2017.  They averaged a sales price of $98.80 per square foot with an average days on market of 81 days.  They also averaged a price difference of an average of $2116. less than the asking price.

Golden Spike sales price is up $7.94 per square foot.  Volume is the same.

Golden Spike had 4 homes selling in the month of June 2017 those homes averaged $125.59 per square foot with an average days on market of 82 days.  They sold for an average of $1696 less than list price.

2016 we had 4 homes close and they average $117.65 per square foot.

 

Manufactured on rented lots.  Up for 2017 $7 per square foot.

One Manufactured home on a rented lot for 2017.  It sold for an average price of $35.50 per square foot was on the market for 66 days and I would assume it had multiple offers on it as it sold for $1500 over asking price.

2016 June also had 1 and it sold for $28.14 per square foot.

Homes on Acreage:  Prices are up about $14.06 per square foot.  Volume is down a little on acreage.

Starting with the 5 acre parcels for 2017 we had 6 homes selling for the month of June.  They averaged $175.95 per square foot.  They averaged 243 days on market which is going to be a false high as we had a home on Bar Circle S that sat for 865 days.  And one other that was on for 318 days.  The other 4 homes are going to average right into our 75-80 days as the rest of the market has.  There was $53,325 difference in list price and sales price for these 6 homes.  Unfortunately $30k of that was swallowed by 1 house.  So to tell you there is a lot of wiggle room on these properties from list to sales price I am going to say on the average its less than 5k.

Compared to 2016 where homes averaged $161.89 per square foot.  We also had a couple of 1 acre lots sell in 2016.  We had zero in 2017.

Homes on 10 acre lots  prices are up $28.37 per square foot.  Volume is the same.

Homes on 10 acre lots we had 2 homes selling in June 2017.  They averaged $175 per square foot and were on market for an average of 230 days.  Also going to be a false high number as we had one that sat 429 days and the other one 31 days.  I think these are also going to average around the 75-80 day mark if you want to go with a realistic time on market unless your numbers are crazy.   There was $10,887 between list and sales price so divided by 2 houses your still going to be in the 5k range for supposed wiggle room.

2016 Com parables had 2 selling They averaged $146.63 per square foot and were on the market for 75 days.

Athol Idaho Market Report for June 2017

Athol Volume Down and in Many Categories Prices down Also!

Athol had a total if 8 homes close in the Month of June  Down from the 15 homes of 2016.  I had to check myself several times doing this market report as it doesn’t feel like the numbers are down any.  But I would say its going to bear some watching.

I  actually think I reported some of them down last month also.  I will have to go back and check.  See if we have a new pattern emerging.  I do know that an appraisal class I took last fall the instructor who was an appraiser discussed that we had already peaked and were heading down in a natural ebb and flow of the market.  Usually it is our rural area that picks up the pattern sooner than the more dense market as Coeur d’ Alene.

Homes on 5 acre lots prices are actually a little down about $15 per square foot from last year.

2017 had 4 Stick built homes  on acreage at the 5 acre mark.  Those homes had  an average price of $152.38 per square ft.  Those homes averaged 5.17 acres.

2016 had 6 homes sell with an average sales price of $169 per square foot.  Same average of acreage.

Manufactured homes sales were up for June.

2017 2 manufactured homes on land.  They were both on 10 acres and averaged $209 per square foot.  Up substantially from 2016’s 1 home that sold for $144  per square foot.

 

Homes on 10 acre lots are also actually down a little from 2016.  Approximately $20 per square foot.

2017  1 Stick built home on 10 acres averaging $122.46 per square foot.  2016 had 4 homes selling for an average of $149.9 per square foot.

2017 Sees the homes on less than an acre actually up substantially in Athol although the volume is down.

2017  1 stick built home in town on .25 of an acre averaging $210.09 per acre.    Compared to 2016 of 3 homes selling for an average price of $145 per square foot.    Average size of those lots was .32.

 

We had no homes on larger chunks of land for 2017.  We had 1 last year on a 20 acre parcel that went for $165 per square foot.

Post Falls Idaho June 2017 Market Report

June 2017  resulted in 124 Single family homes selling.  Down a little in units sold from 2016 which sold 142 units.

What days on market tell you

Over all sales are up Almost $20 per square foot for new construction.  Here are the results.

2017  had 13 New construction homes close with an average sales price of $139.02 per square foot.  With an average days on market of 115 days and they averaged on lots of .20 in size.  Technically 9 of those were on an average of .16 size lots and the rest were 1/4 acre lots with one coming in at a half-acre lot.

Compared to:

2016 saw 17 new homes  for an average price of $120.16 per square foot on an average size lot of .20 with an average of 135 days on market.

Existing home sales  prices are somewhat leveled out.  We are up a dollar approximately from last June in sales price per square foot.

2017 We had 100 single family existing home sales  $24,837,622 dollars worth in the month of June.  They averaged $128.35 per square foot with an average size lot of .19 and an average days on market of 83 days.

2016 home sales averaged $127.65 per square foot with an average lot size of .20 and an average days on market of 78.79.

 

We had no homes on 1 acre lots for 2017.  2016 saw them averaging $100.78 per square foot.

 

Homes on 5 acre lots are up about approximately $40 per square foot.  So some substantial growth there.

2017 Homes on 5 acres or less we had 2 sell One on 3.22 and the other on 5 with an average acreage size of 4.11.  Those homes sold for an average price of $175.94 per square foot.  With an average days on market time of 184 days.

Compared to 2016 which had 4 homes sell on 5 acre lots.  They average $134 per square foot average lot size was 5.88 with an average days on market of 66 days.

 

2017 Home on 10 acres or more.   We had 2 a 10 acre lot and a 12.4 so an average of 11.2 acres selling for an average of $170.46 per square foot and averaging 91 days on market.

Manufactured homes  are up almost $10 per square foot from last year.

2017 Manufactured homes (which are not included in your existing home sales)  We had 6 of them with only 1 not on its own lot.  They averaged $68.82 per square foot with an average acreage size of .23 and an average days on market of 72 days.

Compared to 2016 sales of 43 units on an average size lot of .11 acres that averaged $58.59 per square foot.  They averaged 92 days on market.

Spirit Lake June 2017 Market Report

19 Homes closed in the Month of June 2017 for Spirit Lake Idaho.


We had 7 on city lots with an average lot size of .356.  Those homes averaged $132.14 per square foot for an average sales price  – with an average days on market of 118 days.  Those are taking into consideration the new construction which was running around the 250 days on market to the existing home sales that ran from 37 to 53 days on market to get our average.

Compared to 2016 average sales price of $131.1 prices are up slightly.

Home prices are up across the country

We had  5 homes on 1 acre lots selling for an average price of $151.48 per square foot.  Those homes ranged from 262 days on market for the new construction with existing home sales averaging about 51 days on market for a total average of 110 days on market for homes on 1 acre lots.

These homes have experienced a big jump from 2016 with an average sales price of $125.70 last year these homes are up an approximate $25 per square foot across the board.

Homes on an average of 5 acre lots average $126.66 per square foot.  Those homes averaged 170 days on market.  We had 3 selling in 2017.  The average lot size for them this month was 5.72 acres.

We had a definite up swing in homes on 10 acre lots.  4 of them selling in June 2017 with the average price of $171.60 per square foot.  Average days on market for them was 91 days and the average lot size was 10.6 acres.

2016 Only had 1 home selling in the Month of June that was over an acre and that was a manufactured home on 20 acres that averaged $147 per square foot.  You are still going to find those numbers consistently up from last year.  Anywhere from $20-$30 per square foot.

2017 Rathdrum Idaho May Market Report

Rathdrum May 2017 market report!

 

Let’s start with 2017 –  7 homes on five acre lots sold in the month of May with selling prices  ranging from $138 to $229 per square foot.   Two  homes averaged  $139 per square foot and two averaged $177 per square foot and  three averaged  $216 per square foot.  Condition, and  amenities really made the contrast in these homes.

 

Two  homes on 10 acre lots averaging $194 per square foot.

Two homes on 1-acre Lots one averaging $118 per square foot and one at $189 per square ft.  2 Very different homes with opposite end of the spectrum in amenities.

Golden Spike estates 55 + community had 4 homes selling in May 2017.  They range from $82 to $146 with an average of $128 per square foot.  You have to remember  that most of these homes  you do not own your lot.

There are a few of those  homes that you do own the lot and that was our $154 per square foot one.

Now is still a great time to sell your Rathdrum Idaho Home!

Twin Lakes Village had 4 condos selling.  The ones on Racquet averaging about $93 per square foot in the other two condos averaging $143 per square foot.  The condos on Racquet are still needing a lot of upgrades and other misc issues.   Condition and how things are going to get repaired kind of reflects the differences in those prices.

May 2017 we had 25 single family home selling.

7 of those homes were under the $110 per square foot Mark averaging $103 per square foot.

2 under the $120 per square foot Mark averaging $119 per square foot.

4 under the 140 averaging $136 and

12 averaging $164 per square foot.  Most of  those are your newer construction once again age of Home condition, location really coming into play here.

We’re beginning to  see Rathdrum break up into four different sections with the older homes bringing in the $103 and then homes like around Townsend and Spencer  bringing in  the $119 to the $140 per square foot price range.  And the new homes coming in around the $160 mark.

2016 Homes that sold in May

2016 home sales for comparison with if we start with homes on acreage we had 1 one acre lot on Twin Lakes which  was a Lakefront home for $429,000 it was a 2400 square foot home averaging 167 per square foot.
we had 1 home on one acre  over on Chase it was a three-bedroom two-and-a-half-bath average $150 per square foot.
And we had six homes on five acre lots ranging from us low as $104 per square foot all the way as high as $189 per square foot with the majority of them ranging in at 150 per square foot.
 
Twin Lakes Village we had two condos close one selling at $55 per square foot of course we know which ones those are over on Racket and one selling at $122 per square foot.
Golden Spike Estates 3  of them  for as low as $87 all the way up to 136 per square foot.
And for existing home sales we had 20 home selling in 2016 they were ranging from the high $90s all the way up to about $166 per square foot.

8 of them were under $110 per square foot averaging $96 per square foot.
2  in the $120 range averaging  $116.
and the final 10 came in at  $143 per square foot.
So as we can see at least in the Month of May that homes on acreage are up quite a bit $25-$50 per square foot depending on location and condition.  Some even doing a little better than that.
New construction is up bare minimum about $16 per square foot.
 
  And minimal acceleration across the board in all of the areas and condition of homes.

May 2017 Spirit Lake Idaho Market Report

 Spirit Lake May market results held steady between the year with  12 sales for each  in May of 2017 and May of 2016.

May of 2017 Spirit Lake  had 12 property selling:

Seven home selling on City Lots .3 Acres or less averaging $129 per square foot – we did see a $180 per square foot one and a low of $70 per square foot to average that out.   Most of the new construction is running  $125 to $135 per square foot with one home selling at $169 per square foot that one was on a 3/4 of an acre lot.  Homes on a city lot are up about $8-$15 per square foot from last year.

1 home selling at $162 per square foot that one was on a 1-acre lot.  This one sale is up about $40 per square foot from last year.  That does appear to be the trend.

And then we have three homes selling on 10 acre lots averaging $152 per square foot that’s taking into consideration one of those going for 182 per square foot and the other 2  selling at 141 and 135 per square foot respective.  Substantially higher than 2016.

One manufactured home selling on a city lot average $88 per square foot.
2016 had six homes on  1-acre Lots averaging $129 per square foot.

Athol Idaho May 2017 Market Report for Area Homes

Total sales is actually down a little for May with 2016 seeing 20 homes close in May to 2017’s 11 homes closing.    This is an inventory issue not a desire issue.

Price for homes is up substantially!  Great time to sell if you are thinking that you might want to in the near future.  We never know what to expect down the road all we have is what we see today.  And today the housing market is looking really good for sellers.

May 2017 totals were:11 property sold
 
A single property in town selling for $91 per square foot on a third of an acre.
We had seven close to five acre lots with homes sold:  Highest selling one was new construction for $225 per square foot lowest one went for $172 per square foot   with the rest coming in mid $192-$205 range with an average sales price overall of $198 per square foot taking them all into consideration.  Compared to 2016 they are up approximately $45 per square foot.
Over the five acres Mark we had 1- 10 acre lot with an 1885 square foot home on it went for $135 per square foot.
One manufactured home on 19.9 acres for $154 per square foot and one small 1168 square foot home on 75 acres and went for $490,000 or $419 per square foot.

To Compare:

Athol 2016 sales was 20 properties
Included:   1 home selling on 1.88 acre lot sell it for $177 per square foot.
Seven homes on roughly 5 acre lots averaging $150 per square foot.
 
And 12 home selling on 10 acre lots averaging  $145 per square foot – there was a couple of higher-end Homes at $216 per square foot and then also a  fixer or two at $70  per sq ft.  Overall I think at  $145 to $150 per square foot you’re on track for an average with condition and location always adjusting value.

Rathdrum January 2017 Market Report.  We certainly are seeing a change in our market.  You will see as you dive into this.  The amount of homes on acreage from January to January is substantial.  Very similar to looking at Post Falls and Coeur d Alene we are seeing quite a few of the higher priced homes selling in what should be a slow month.   Want to know what your home is worth?  Click Here for a no obligation Market Report.

Rathdrum New Construction total units over last year is actually down a little.

2016 saw 6 New Construction homes selling.

Splitting them into 2 groups the ones that sold for less than $150 per square foot and the ones that sold over.

Of those 6 we had 4 home under the $150k per sq ft mark averaging $122 per square foot.

2 Homes Were over with an average of $156 per square foot.

2017 saw 4 New homes Selling in Rathdrum in January

Also splitting them at the $150 per square foot mark.

We had 1 of those homes sell for less than $150 per square foot and it went for $125 per square foot.

The other 3 homes averaged out at $158 per square foot.  All of these homes that sold this month were in Radiant Lake just fyi so you could expect this number to be more of a Radiant Lake number I think rather than a take on the whole area.

2016 Saw 15 Existing Homes sell In Rathdrum

Several of them we are not going to put in our averages.  

  1.   1534 sq. ft.  renovated Twin Lakes Property that had 50 ft of lake frontage that sold for $473,000
  2.  Shop property on Bentgrass that was a 2412 sq ft home with a 24×30 shop  4 bed 3 bath onalmost a half of an acre.  $320,000
  3. 2.40 acre parcel in Hoyt Ranch that was a 2,069 sq ft home  3 bedroom 2 bath and a 40×30 insulate shop that also had guest quarters.  That home sold for $407,000.
  4. A double wide on Sunrise Ct.  A little over a half acre with a 3 bed 2 bath manufactured home.  3/2 1320 sq ft selling for $145,000.
  5. Golden Spike Estates 55 + community all homes on rented lots in there.  A 3/2 1288 sq ft selling for $150,000.
  6. Condo in Twin Lakes Village ( One of the ones  with a $500 per month HOA)  864 sq. ft 2 bed 1 bath for $59,000.  That one comes to $68 per square foot.  

So that gets us down to what 9 properties to compare to?  They ranged from $81 to $150 per square foot.  Condition!!  Condition!  Can’t say that enough.  

4 of those were under $100 per square foot.  They averaged $93 per square foot. 

The other 5  are going to range from $118 per square foot to $150 with the average being $132 per square foot.  

2017 Existing Homes Sales Volume Up!  21 Properties sold in January of 2017!

So to break that down on what sold and get you some values!   I am first going to break out all the ones that are non conforming to our average.

  1.  One Manufactured home on a rented lot selling for $35,000 built 1996 3/2 1120 sq ft.
  2.  Manufactured home on 5 acres 3/2 1320 sq ft with a 24×30 shop selling for $195,000.  Home was built in 1980.  And another one on 5 acres built in 1999 3/2 1296 sq ft. This one selling for $165,000.
  3. Foreclosure Manufactured home over on Caroline that went for $90,000.  Had a good size lot .75 of an acre.  Home was a 3/2 with 1485 sq ft.  I was in this home a couple of times had water damage/ mold etc.  It needed work.  Also had a garage shop.
  4.  A couple of condos in Twin Lakes village averaging $94 per square ft.  And a condo in Radiant Lake (The Cove)  averaging $100 per square foot.
  5. Lake front Cabin with 50 ft of water frontage 2 bedroom with an outhouse for bathroom  Selling for $160,000

Homes on Acreage:  Yes we have homes on acreage that have sold in January this year!

January 2017 saw us close 5 homes on Acreage.

Prices ranged from $379,600 all the way to $659,250

  1.  Ramsey Rd 3016 sq ft 4/2.5 home built in 2010,  on 5 acres with a 36×48 heated insulated shop  $458,000
  2. Ranch View Dr  in Elkhorn Estates  4.77 acres  3096 square feet 3/2   selling for $564,900  This home had a lot of upgrades and detail.
  3. Wrangler Rd a 4/2 3076 sq ft on 5 acres with a 30×50 shop and a 3 stall barn.  This one went for $440,000
  4.  Hidden Valley area 5 acres on Church Rd 5 Acres 3/2 1772 sq ft with a 40×60 shop and a 20×40 barn.  $379,600  Home was built in 1992.
  5. Bar Circle S Ranch 5 Acres 5 bedroom 4.5 bath 6889 square ft.  with a 42×34 shop  selling for $659,250.  Tons of upgrades.  4 + car garage.

Comparing 2016 to 2017:  New Construction in the Month of January

2016 New Construction saw 2 new homes sell in January Both higher end homes selling for an average price of $154 per square foot.  

2017 saw  3 new homes close in 2017.  2 in Hayden Grove averaging  $149 per square foot.  And we had one in Rocking R that sold for 417,000 averaging $170 per square foot.

Existing Home sales

2016 Existing Homes in Hayden we had 19 homes sell.

I am going to remove  the ones that are quite unique that will mess our averages up.

  1.  Condo in Tobler.  1494 sq ft 2/2 that sold  for $189,000
  2. Home on Reed with a 30×24 shop and a 20×20 shop home was a 1512 sq ft. 3/2 that sold for $235,500.
  3. 2 Waterfront this month we had a 3/3 with 3120 sq. ft and 156′ of waterfront.  This one sold for $745,000 and one on Evernade that was a 2/1 that sold for $249,000.  Small square footage 824 sq. ft. 
  4. Big home on Bruin Loop selling for 1,275,000.  This home was 4751 sq ft 4 bed 4.5 bath 20×40 swimming  pool.  40×80 heated shop.  Heated drive upgrades on everything.  
  5. Foreclosure home on Clarkview  3 bed 2.5 bath 3662 sq. ft selling for $328,555
  6. We also had 2 homes on Acreage sell An older 3 bed 1 bath on 4.6 acres home was built in 1962.  This home was on Sundler and sold for $230,000.  The other home on acreage was a 6 acre home on Maxwell.  This was a 1740 sq. ft. home  4/2 built in 1975 with a 32×40 shop.  Home sold for $435,000.

For the rest of the Existing homes I will break these up a little by price ranges so you can have an idea of what different areas/ conditions are bringing.  

In the 500+ range we have a Forest Hills home coming in at 599,000 this one averaged $241 per square foot.  

400-500k range we had 2 of them one in Loch Haven and the other in Hayden View Estates.  They were both large homes and average $104 per square foot.  

300-400k range we had one on Ferndale that averaged  $141 per square foot.  

In the 200-300k price range we had 3 homes selling averaging $129 per square foot.

Under 200k price range we had 4 Homes averaging  $134 per square foot.  These had a little bit of a range depending on condition and upgrades from $120 per square foot to $150.

2017 Existing Homes sales:

Once again we will pull the ones out that have a lot of special features that will skew our average with the other homes.

  1.  Waterfront on Hayden Lake Rd.  3 bed 2.5 bath built in 1965 3036 sq ft that sold for $749,000
  2. Manufactured home on 10 acres with 3 shops a 40×40,20×20 and an 18×16.  Home was converted to real property.  1512 sq ft 3/2 built in 1996.  Home sold for $332,500
  3. 3 Homes this month that were on 1 acre.  The 2 that were homes with no outbuildings averaged $133 per square toot.  The one with a barn and small shop averaged $158 per square foot.

From there I will break these down into price ranges.

500k + price range we had 1 home sell It was in  forest hills It came in at $550,000 and averaged  $197 per square foot.

400-500k  range we had 1 home selling this January.  Was a 5/3.5 on Summit drive that went for $463,700  averaging $120 per square foot.

300-400k price range  we have 3 homes closing in that range this month with an average price of $149 per square foot.  These 3 homes were across the board so take that number with a grain of salt.  One in Avondale going for $183 sq ft, one on Drover going for $156 per sq ft and one on Salmonberry that went for $110.   Condition and upgrades really affect this price range.

200-300k price range.  13 Homes in this price range.  Averaging $130 per square foot.  That may be off slightly for you.  I think your spec type homes no upgrades are going to come in around the $120 per square foot mark and your more upgraded homes are going to come in around $150 sq. ft.  So condition and location are going to have some play on this number but I think this is close enough to get you started.

The under 200k price range.  4 Homes in this price range.  Coming in at almost the most expensive per square foot.  $155 per square foot.  This is the price range of home that if you own one and are considering moving up to a bigger home.  The time to consider doing this is now.  Get your free Market Analysis Here!

January 2017 Athol and Spirit Lake Idaho Market Report

New Construction Results:

Not a lot closing in January under the 2 acre mark for either town.

Athol had 1 in 2017 home was a 1200 sq ft home on 1.29 acres for $207,500  nothing in Spirit Lake for January.

2016 Spirit Lake saw 2 homes close in town both 1200 sq ft homes one averaging 140 per square foot had a few upgrades and the other one closing for $120 per square foot.

Existing Homes Sales:

We are seeing some volume differences in 2017!

2016 Saw 7 homes selling in 2016

1. home on  5 acres for $560,000  home was a big one 4141 sq ft.  34×40 heated shop, 4 car garage.  Lots of upgrades.  And fairly close to Farragut.  Home was up off Howard Rd.  

2.  Big house on 10th in Spirit Lake was on almost a half an acre.  3000 sq ft  Lots of upgrades.  Selling for $280,000

3.  1600 sq ft 3/2 in Athol that was on 2 acres.  No major out buildings just a garden shed.  Selling for $250,000

4.  896 Sq ft 2 bed 1 bath float house on Lake Pend Oreille.  Totally updated with quite a few upgrades.  

The other 3 homes were in Spirit Lake on about 1/4 acre lots and they averaged about $125 per square foot.

2017 Existing Home sales:

13 Homes selling in 2017 in the month of January!

So matching up some like to like starting with the Manufactured homes:

We had 3 double wide manufactured homes on less than a half acre.  They averaged $98 per square foot.  We did have one of fairly poor condition in this mix.  So I think your real number for one that is in good condition is going to be about $115 per square foot.  With a poor condition one down around $75 per square foot.

You had another double wide on 5 acres selling for $220,000 in Athol That was an 1848 sq ft one off Howard Rd.  3 bed 2 bath.

The other one that sold on land was over off Ramsey Rd and it was a 1248 sq ft one on 10 acres that went for $189,000.  No out buildings and was a home that had been moved twice so only qualified for cash or VA.  Couldn’t go very many directions because it had been moved.

Stick Built Homes on Land:

  1.  Tri Level over off Remington Rd was set up for horses with a 28×30 barn with 3 stallsand a lean to.  It went for $314,000.  3 bedroom 2 bath 1498 sq ft.
  2.   A couple of other homes on 10 acres also closed this month.  A rancher in Spirit Lake East on Hayden Dr.  1904 sq ft.  Had a detached garage, and an unfinished shop building they were using for hay storage.  It went for $318,000.  The other one was out on yellow pine 1568 sq ft 3 bed 2 bath rancher.  Had a small shop.  This home needed some work it sold for $232,000.

 

You had a couple of other unique properties that did not quite fall into typical neighborhood housing.  A secondary lot on Senequoteen 1845 sq. ft. 3/2   Had a small shop for $259,000

And a 2380 sq. ft 4/2 with a shop off Jackson that went for $225,700

Then we get into our neighborhood housing.   Of which we have 3 homes averaging in at $89 per square foot.  These were all mid 90’s homes . The best one went for $111 per square foot.  That one had been freshly remodeled.

The worst one was a foreclosure in Athol that needed a ton of foundation  work at $63 per square foot.  I think your mid range number in there is going to be somewhere between $95 to about $115 depending on condition and floor plan.

Post Falls Market Report for January 2017.  Don’t let the graph fool you.  We had no water front properties in 2016 January sell.  Rather amazing seeing 5 of them close this January.

Volume is up over 2016- prices are up- everything is just up!!

2016 saw 8 homes close in January!

We had 1 home selling for over $150 per square foot actually averaging $151 per sq ft.  Pulled it out of these numbers so we could have a more accurate average for the other 7.

The other 7 Averaged $115 per square foot.

2017 saw 13 Homes new homes selling in January!

Those homes averaged $132 per square foot and actually ranged between 120-149 per square foot pretty equally.  I am going to suggest though going forward if your trying to calculate how much a new home is going to be I think you will be wanting to use a number between $144 and $150 per square foot for your magic number.  That of course depending on how many upgrades you plan on doing.

2017 Sales results for the Month of January in Post Falls Idaho

In Existing Home Sales:

2016 Existing Homes sales saw 38 Homes Sell!

1 being a manufactured home on a rented lot going for 70k.  It was 1440 square feet.  

I’m going to break the rest of the existing sales into Pre-2000 and from 2000 to 2016.  With No new construction included.  

18 of those were Pre-2000.   Property condition really hits home here on these.  There were 11 of those under $100 per square foot.  Averaging $77 per square foot.  There is a couple of really low ones in there to somewhat skew that number a little.  I am thinking you could fairly judge these at about $83 per square foot throwing out the 2 that were in the $50 square foot range.  

Fannie mae thoughts on the market

19 Homes that were built from 2000 to present day.  Basically 2 levels of prices.  The foreclosure /or needs work price and the live-able home.  So these also we are going to split into under $100 per square foot and over.  You can expect that the ones under $100 per square foot are either needing work or are a foreclosure.  This is 2016 so we were still cleaning up some of the foreclosures.  

10 of those 19 selling for under $100 per square foot.  Averaging $82 per square foot.  

Of the homes selling for over $100 per square foot you had 9 of them.  The averaged $127 per square foot.  

2017 Existing Home Sales for January!

46 Homes selling in the Month of January!  So volume up!

We will start by tossing out the ones that won’t conform to our average numbers.  So you don’t have a skewed number to go by.

3 of those were manufactured homes in varying degrees of condition.  A 1970 model that went for $65,000 on Strand, 1974 model  that went for $26,000 on Columbia and a double wide that went for $135,000 on Bradley.

We have some River-fronts/waterfronts that are each Unique in there own right.

1.  4322 sq foot home that was on Ponderosa that went for 1.6 million.  This home was a 4 bedroom 3 1/2 bath that was built in 1998.    Home was a waterfront estate with 3.8 acres and 198′ of deep water.  3 slip dock and a couple of shops.

2.   Riverfront home on Dynamite Ln selling for $888,000  This home was 2890 sq ft.  4 bed 2.5 bath on a little less than an acre.  Built in 1998.

3.  River front home on Riverview dr.  3 bed 2.5 bath multi story 1876 square feet.  Had over 100 ft of water frontage.  Sitting in Greensferry Bay.  This home went for $650,000

4.  Shore Pines Ct had a deeded boat slip and access to the community park.  Home was a 3116 sq ft 4 bed 3.5 bath with a 2 car garage.  Home sold for $408,000

5. Waterfront Condo on Waterside that was a single level 1500 square foot condo that sold for $315,000.  Had been getting used as a vacation rental.  This one was a 3 bed 2 bath.

As with the 2016 sales we will also break these up into 2 groups.  Pre- 2000 build and 2000 to current.  Not including new construction.  These are all existing homes.

Pre 2000 build homes are going to be a few groups.

Homes on Land.

  1. A fixer home on 89 acres selling for $540,000  This was a 3 bedroom 1.5 bath.  Backed up to State land.
  2. Rancher on 4.79 acres that went for $293,000  Had a 24×24 barn and two horse shelters. Rancher was a 3/2 with 1275 square feet.
  3. Signal Point Rd a 3/3 on 4.46 acres overlooking most of the area lakes.   The view is this homes value.  Had a 3 car garage also.  Home was 2228 sq ft and sold for $398,000.

From there we can get the homes that are on average size lots in town that are Pre-2000.

There are 6 of them that sold for under $100 per square foot.  You can plan that these all needed some updating or had some deferred maintenance.   Those 6 averaged  $86 per square foot.

The ones that sold for over $100 per square foot there are 14 of them.  There is a little bit of a range of them from 106 to 164 square feet.  Those are also going to depend on condition.  It appears that the lower condition ones are averaging $125 per square foot.  while the better condition ones are averaging $141 per square foot.  Condition definitely matters.    Your higher end one at $164 per square foot was a secondary property with a lot of upgrades.

 

Existing Homes built from 2000 to current.

We have one to not include in our homes in town.  It was a 1058 sq foot home on bainbridge that sold for $197,000.  It had a shop so its average of $186 per square foot will mess up our numbers just a little.

The balance of those we had 15 homes sell with an average of $125 per square foot.  Those numbers are a little across the board on prices ranging from $116-$150 per square foot.  This is where condition is going to come into play a lot.  I think if you have an average home that you haven’t upgraded or done to much to your going to be in the $125 per square foot range.  If you have done your maintenance and have some upgrades you will end up being in the $145+ range per square foot.

Coeur d’ Alene Market Report for January 2017

New Home sales were on par with 2016 with each year closing 15 homes.

As we are still cleaning up a little from the market recovery in 2015 I split the sales into categories of selling for under $150 per sq foot and selling over $150 per sq ft.  That really separating the spec homes from the upper end custom homes.

2016 saw 12 homes selling under the $150 per sq ft or less mark with them averaging 102-130 per square foot.

2016 saw 3 upper end homes selling for a range of $175-191 per square foot.

 

2017:  Same 15 units selling in the January time period

5 Homes sold for under $150 per square foot.  With those 5 homes averaging $132 per square foot.  I didn’t give you a range on these as there really wasn’t one.  One home sold for under the $130 per sq ft mark bringing our number down a little.  Realistically it should probably read about $136 per sq ft.  Tossing the 1 low one.    With prices realistically up about $25 per square foot.

I’m thinking under $150 per sq ft is almost in our rear view mirror.

7 units between $150-200 per sq ft.  With those averaging $174 per sq ft.

2 units under $300 per sq ft averaging $235 per sq foot.  One of those being one of the homes down on the river on Bellerive Ln.

And number 15 coming in as a single home on Estancia Dr for a $302 per sq ft sales price.

Existing Home Sales:

2017 – 52 Home sales in January

2016 – 54 home sales in January

So very little change in the actual number of units sold.

I am going to break these up by age for you.  Into 3 categories:  Pre-1950  Homes from 1950 to 1999 and homes from 2000 to 2015.

 

Pre-1950 Homes we had 12 that sold in 2016  compared to 10 in 2017

2016 results:

1 of those was a higher end home that sold for $228 per square foot.

The other 11 range from $85 to $148 per square foot.  The ones that sold for under 100k per square foot as condition is usually the deciding factor in that department.  We had 4 of them that averaged $92 per sq ft.  

The other 8 averaged $122 per sq ft with a range of $105-148.  So once again condition and upgrades very important.

2017 Results:

Pre 1950s break into 2 tiers the under 150k per sq ft of which there are 4 of them.  1 low baller at $65 per sq foot that needs a lot of work.  The other 4 Averaged $126 per square foot.

The other 5 were much better condition and they averaged in at $170 per sq. ft.  A little difference in price range for the year.  Once again up $25-$35 per square foot.

January Home Sales

Keeping your finger on the pulse of the market

1950 Homes to 1999 Homes

23 homes sold in January 2016 of that age group.

Separating them also from the ones that went under $100k per sq ft.  You need to consider these in need of upgrades or condition issues.  11 of those homes fell into this area selling for an average of $76 per sq. ft.

8 of the balance of those 23 homes sold for under $130 per sq ft.  Averaging $114 per sq ft.

3 of them sold over $140 per s q ft and those came in at $149 per sq ft and 1 super upgraded  home that came in at $211 per square foot.

2017  January saw us close on 25 Homes

5 of them selling for under $100 per square foot.  They averaged $85 per square foot.  You have to figure these needed work.

The other 20 of those homes sold in a range of $101-190 per square foot.  The little house on Gilbert was the high ender at $190 per square foot.  The rest of them averaged $128 per square foot.

19 homes in that category averaging $125 per square foot for 2016.

Nothing outstanding in this group nothing in major poor shape.  

17 Homes in January of 2017 closed in the homes built from 2000 on.

Those homes sold for an average of $128 per square ft.  But I have to make a side note on that.

You have a handful of homes in that number that sold for the low $100’s per sq ft.  The average number that I think you can realistically look for is going to be in the $144-154 per square foot price range.

Rathdrum Idaho February 2016 Market Report

February 2016 Market Report:  Residential Volume is up from 2015. We had a total volume of 18 units sold in 2015 for a sales volume of $3,404,103 and a total of 20 units sold in 2016 with a sales volume of $4,227,522. That is an increase of total volume by $823,419.

Of those 2015 sales  9 single family homes 3 of which were new construction. 3 condos 1 being new construction and 2 selling as senior housing in Golden Spike Estates. 1 of those was also was new construction.
New construction is way up on single family homes for 2016. 14 single family homes in February of 2016 7 of those are new construction. 2 homes selling in Golden Spike Estates and no condos selling this year in the month of February.

Rathdrum Idaho Home Sales

Home sales are up $823,419 in volume for 2016

2015 Did see a couple of oddities. A foreclosure that was in dis-repair that sold for $35,200 it was a 700 sq. ft. home that needed a total make over. To not skew our numbers it has been left out of the following analysis on price per square footage. It is accounted for in the total number of properties.

2016 sees a water front cabin that we will not be including also It was on Twin Lakes with a dock 333 sq. ft. selling for a price of $105,000. We also had a manufactured home that we are not going to add to our statistics that was 1323 sq. ft. in a Mobile home park that went for $31,500.

2015 Condos averaged a price of $106,133 with an average square footage of 1150 sq ft breaking down to $92.28 per square foot.

2015 New construction averaged a price of $217,903 with an average square footage of 1663 sq ft breaking down to an average of $131.03 per square foot.

2015 existing homes averaged a price of $175,262 with an average square footage of 1656 sq ft breaking down to an average of $105.83 per squaare foot.

2015 Golden Spike Estates 55 and over housing saw 2 houses sell for the average price of $195,158 with an average square footage of 1614 breaking down to $120.91 per sq. foot.

2015 Homes on acreage we sold 3 in the month of February a Huge one that was 5030 sq ft that went for $369,900 it was sitting on 4.5 acres. The second one was a 1600 sq ft home on 8.9 acres that went for $290k and the third one was a 2440 sq ft home that I sold personally it was a little dated went for $295,000 and sits on 3.57 acres. That last one did have a very large shop but fronted Hwy 53.

2016 Month of February saw no condo sales.

2016 New Construction saw an average price of $242,679 with an average square footage of 1982 sq ft.  Breaking down to an average of $122.44 per square feet. There is a couple of large homes that sold this month that have changed our average a little if you kick out the 3 homes that are over 2000 sq ft it leaves the other 4 averaging $215,238 with an average square footage of 1530 sq ft and an average price per square foot of $140.67. Unfinished basements always mess up our numbers.

2016 Existing home sales for February saw 7 homes averaging $160,585.71 with an average square footage of 1735 breaking down to $92.55 per square foot. I do not believe that we are seeing a price reducition on existing homes per square foot. We had several in that mix this month that were in poor repair, short sales or other semi distressed properties.

2016 golden Spike Estates 55 and over community saw 2 sales one being a manufactured home that was 1242 sq ft selling for $81,250 and the other being a stick built home 1730 sq ft and selling for $186,000.

2016 Homes on Acreage. We only had 2 homes close this month for homes on land. First one being a 3974 new construction home built by Avondale Construction. Gorgeous home yes I sold it.   That home went for $502,017 and sits on 4.80 acres. Did have a shop also. Other home was a 2075 sq ft home that sits on 5.5 acres that went for $299,900

Rathdrum Vacant Land Sales Market Report:

2015 city lots saw a lot of sales as we are finishing up Radiant lake lots and some of the other little spots that are left for new construction. We sold 6 city lots in the month of Feburary in 2015 One of them I am leaving out of the statistics on this as it was a 1.5 acre lot that a builder picked up for $190,000. The other 5 lots averaged a sales price of $53,100 with an average size of .42 acres.

2015 Rural land saw 2 sales with an average price of $112,500 and an average lot size of 4.9 acres.

2016 city lots as you can see we are starting to run out. We had 2 lots sell for an average of $42,500 and an average lot size of .35 acres.

2016 Rural property we had 2 sales. One is a 1.55 acre lot that went for $106,000 and the other is a 46.73 acre lot that went for $320,000. Guessing we are going to see that 46 acre lot broke up into a subdivision at some point.

Overall our market is very strong – right now and it is a sellers market. Multiple offers are still common.  Days on market are running about 102 days for an average. Which as you figure that sounds high but the loan process is taking a good 60 days lately as our lenders are complying with more federal red tape.  You back 60 days of loan time off that number and you are really only averaging about 40 days before the home is under contract.

Inventory is low! As of today there are 96 properties on the market in Rathdrum of which 32 of them are pending. March 2016 Market Report for Rathdrum, Idaho 83858

Residential sales are actually down a little in 2016 compared to 2015 for the month of March technically.  I do not think that is a true reflection of the market.

2015 saw a lot of new builds for Golden Spike Estates ( 55+ community) reported as sold in March.  When you kick them out of the numbers you will find that we are still up and climbing in 2016.

We ended 2015 with a total of 30 units for a sale of $5,582,307 in the month of March or an average sales price of $186,076 per home.  Click here to view 

  7 of those were new construction with Golden Spike with a total sale of $1,262,789.

2016 saw 18 units with a total volume of $4, 092,762 that averages out to $227,375 per home sold.  Click here to view the homes.

 

2015 saw 13 homes selling as existing single family homes they sold for a total of $2,132,100 or an average of $164,007.  The average total square footage of those homes was 1579 sq. ft. or selling for the average price of $103.86 per square foot.

 

2016 saw 9 existing single family homes selling for a total of $1,485,600 or an average of $165,066 per home.  The average square footage of those homes was 1475 sq ft or selling for the average price of $111.90 per square foot.

New Construction is still climbing in the area:

2015 Saw 2 New construction homes, that were built-in town for a total of $452,530 with an average sales price of $226,265.  Total square footage of those 2 averaged 1769 sq. ft. with a total square footage price averaging in at $127.90 per square foot.

2016 gave us 5 homes selling that are new construction for a total of $1,233,263.  One of those homes is a big home with an unfinished basement that I am going to take out of our averages as its going to skew the numbers.  It sold for $410,170 and was 4750 square feet.  The other 4 averaged $205,773 each with an average square footage of 1578 or selling for an average price of $130.40 per square foot.

2015 Also gave us 2 new construction homes on acreage.  1 that was 1818 sq ft that sold for $286,000 it was on 5 acres and the other a 2680 sq ft home that was on 3 acres that sold for $430,000.

2015 also had a couple of manufactured homes that sold one that was on .77 acres that was a 1582 sq ft one for $79,200 and one that was on 10 acres that went for $150,000 it was a 2128 sq ft home.

 

2015 saw 3 existing homes on acreage selling.  Those 3 homes sold for a combined amount of $733,000.  First on the list is a  1632 sq. ft. foreclosure, that had a lot of damage.  It was on 2. 73 acres and went for $115,000.  The other 2 homes was a 2200 sq ft home on 5 acres that went for $290,000 and a 3398 sq ft home that went for $328,000 it was on 2.98 acres.

2016 saw 3 homes selling in March on acreage.  The combined sale of them was $1,173,900.  They also are all quite unique.  First one is a  2733 sq. ft. one, that was on 1.23 acres for $485,000.  An, 1884 sq. ft. one that was on 7 acres that went for $389,900 and a 2170 sq. ft. one on 10 acres that went for $299,000.

2016 also had a twin lakes water front cabin that was 970 sq. ft. that went for $200,000.

 

Vacant land volume was up 2015 over 2016.

 

 2015 reflected the last lots selling out of Radiant lake.

 

We saw 4 lots sell in March 2015 with a total volume of $161,900 or an average sales price of $40,475.  Average lot size was .30 of an acre.  Click here to view the 2015 sales.

We had 6 acreage lots sell in March of 2015.  One a 2.29 acre lot for $55,000.  One large lot that was 20.25 acres that sold for $160,000.  And then 4 (4+) acre lots that averaged  $108,000 per lot the lots averaged 4.48 acres each.    Those 4 lots averaged approx. $24,545 per acre.

2016 saw only 1 vacant lot in town selling.  That was a .29 acre lot for $30,000

2016 also saw 4 lots with acreage selling in the month of March.  Those 4 lots sold for a total of $502,000 or an average of $125,500  The acreage average of them was 4.10 acres with an average selling price of $30,609 per acre.  Click here to see properties.
