Comparing 2016 to 2017:  New Construction in the Month of January

2016 New Construction saw 2 new homes sell in January Both higher end homes selling for an average price of $154 per square foot.  

2017 saw  3 new homes close in 2017.  2 in Hayden Grove averaging  $149 per square foot.  And we had one in Rocking R that sold for 417,000 averaging $170 per square foot.

Existing Home sales

2016 Existing Homes in Hayden we had 19 homes sell.

I am going to remove  the ones that are quite unique that will mess our averages up.

  1.  Condo in Tobler.  1494 sq ft 2/2 that sold  for $189,000
  2. Home on Reed with a 30×24 shop and a 20×20 shop home was a 1512 sq ft. 3/2 that sold for $235,500.
  3. 2 Waterfront this month we had a 3/3 with 3120 sq. ft and 156′ of waterfront.  This one sold for $745,000 and one on Evernade that was a 2/1 that sold for $249,000.  Small square footage 824 sq. ft. 
  4. Big home on Bruin Loop selling for 1,275,000.  This home was 4751 sq ft 4 bed 4.5 bath 20×40 swimming  pool.  40×80 heated shop.  Heated drive upgrades on everything.  
  5. Foreclosure home on Clarkview  3 bed 2.5 bath 3662 sq. ft selling for $328,555
  6. We also had 2 homes on Acreage sell An older 3 bed 1 bath on 4.6 acres home was built in 1962.  This home was on Sundler and sold for $230,000.  The other home on acreage was a 6 acre home on Maxwell.  This was a 1740 sq. ft. home  4/2 built in 1975 with a 32×40 shop.  Home sold for $435,000.

For the rest of the Existing homes I will break these up a little by price ranges so you can have an idea of what different areas/ conditions are bringing.  

In the 500+ range we have a Forest Hills home coming in at 599,000 this one averaged $241 per square foot.  

400-500k range we had 2 of them one in Loch Haven and the other in Hayden View Estates.  They were both large homes and average $104 per square foot.  

300-400k range we had one on Ferndale that averaged  $141 per square foot.  

In the 200-300k price range we had 3 homes selling averaging $129 per square foot.

Under 200k price range we had 4 Homes averaging  $134 per square foot.  These had a little bit of a range depending on condition and upgrades from $120 per square foot to $150.

2017 Existing Homes sales:

Once again we will pull the ones out that have a lot of special features that will skew our average with the other homes.

  1.  Waterfront on Hayden Lake Rd.  3 bed 2.5 bath built in 1965 3036 sq ft that sold for $749,000
  2. Manufactured home on 10 acres with 3 shops a 40×40,20×20 and an 18×16.  Home was converted to real property.  1512 sq ft 3/2 built in 1996.  Home sold for $332,500
  3. 3 Homes this month that were on 1 acre.  The 2 that were homes with no outbuildings averaged $133 per square toot.  The one with a barn and small shop averaged $158 per square foot.

From there I will break these down into price ranges.

500k + price range we had 1 home sell It was in  forest hills It came in at $550,000 and averaged  $197 per square foot.

400-500k  range we had 1 home selling this January.  Was a 5/3.5 on Summit drive that went for $463,700  averaging $120 per square foot.

300-400k price range  we have 3 homes closing in that range this month with an average price of $149 per square foot.  These 3 homes were across the board so take that number with a grain of salt.  One in Avondale going for $183 sq ft, one on Drover going for $156 per sq ft and one on Salmonberry that went for $110.   Condition and upgrades really affect this price range.

200-300k price range.  13 Homes in this price range.  Averaging $130 per square foot.  That may be off slightly for you.  I think your spec type homes no upgrades are going to come in around the $120 per square foot mark and your more upgraded homes are going to come in around $150 sq. ft.  So condition and location are going to have some play on this number but I think this is close enough to get you started.

The under 200k price range.  4 Homes in this price range.  Coming in at almost the most expensive per square foot.  $155 per square foot.  This is the price range of home that if you own one and are considering moving up to a bigger home.  The time to consider doing this is now.  Get your free Market Analysis Here!

January 2017 Athol and Spirit Lake Idaho Market Report

January 2017 Market Report for the Athol and Spirit Lake area.  Numbers are up in both volume and sales prices.  One thing you will note with this area is each property is unique.  So there are very few that you can say my house is exactly like that one.  I think as you go over time though that you will find a common number to start giving you some guidance on the value of your home.  And anytime you want a Market analysis for your specific home Please Request it here    happy to help you with pricing your home.

New Construction Results:

Not a lot closing in January under the 2 acre mark for either town.

Athol had 1 in 2017 home was a 1200 sq ft home on 1.29 acres for $207,500  nothing in Spirit Lake for January.

2016 Spirit Lake saw 2 homes close in town both 1200 sq ft homes one averaging 140 per square foot had a few upgrades and the other one closing for $120 per square foot.

Existing Homes Sales:

We are seeing some volume differences in 2017!

2016 Saw 7 homes selling in 2016

1. home on  5 acres for $560,000  home was a big one 4141 sq ft.  34×40 heated shop, 4 car garage.  Lots of upgrades.  And fairly close to Farragut.  Home was up off Howard Rd.  

2.  Big house on 10th in Spirit Lake was on almost a half an acre.  3000 sq ft  Lots of upgrades.  Selling for $280,000

3.  1600 sq ft 3/2 in Athol that was on 2 acres.  No major out buildings just a garden shed.  Selling for $250,000

4.  896 Sq ft 2 bed 1 bath float house on Lake Pend Oreille.  Totally updated with quite a few upgrades.  

The other 3 homes were in Spirit Lake on about 1/4 acre lots and they averaged about $125 per square foot.

2017 Existing Home sales:

13 Homes selling in 2017 in the month of January!

So matching up some like to like starting with the Manufactured homes:

We had 3 double wide manufactured homes on less than a half acre.  They averaged $98 per square foot.  We did have one of fairly poor condition in this mix.  So I think your real number for one that is in good condition is going to be about $115 per square foot.  With a poor condition one down around $75 per square foot.

You had another double wide on 5 acres selling for $220,000 in Athol That was an 1848 sq ft one off Howard Rd.  3 bed 2 bath.

The other one that sold on land was over off Ramsey Rd and it was a 1248 sq ft one on 10 acres that went for $189,000.  No out buildings and was a home that had been moved twice so only qualified for cash or VA.  Couldn’t go very many directions because it had been moved.

Stick Built Homes on Land:

  1.  Tri Level over off Remington Rd was set up for horses with a 28×30 barn with 3 stallsand a lean to.  It went for $314,000.  3 bedroom 2 bath 1498 sq ft.
  2.   A couple of other homes on 10 acres also closed this month.  A rancher in Spirit Lake East on Hayden Dr.  1904 sq ft.  Had a detached garage, and an unfinished shop building they were using for hay storage.  It went for $318,000.  The other one was out on yellow pine 1568 sq ft 3 bed 2 bath rancher.  Had a small shop.  This home needed some work it sold for $232,000.

 

You had a couple of other unique properties that did not quite fall into typical neighborhood housing.  A secondary lot on Senequoteen 1845 sq. ft. 3/2   Had a small shop for $259,000

And a 2380 sq. ft 4/2 with a shop off Jackson that went for $225,700

Then we get into our neighborhood housing.   Of which we have 3 homes averaging in at $89 per square foot.  These were all mid 90’s homes . The best one went for $111 per square foot.  That one had been freshly remodeled.

The worst one was a foreclosure in Athol that needed a ton of foundation  work at $63 per square foot.  I think your mid range number in there is going to be somewhere between $95 to about $115 depending on condition and floor plan.

Post Falls Market Report for January 2017.  Don’t let the graph fool you.  We had no water front properties in 2016 January sell.  Rather amazing seeing 5 of them close this January.

New Construction:

Volume is up over 2016- prices are up- everything is just up!!

2016 saw 8 homes close in January!

We had 1 home selling for over $150 per square foot actually averaging $151 per sq ft.  Pulled it out of these numbers so we could have a more accurate average for the other 7.

The other 7 Averaged $115 per square foot.

2017 saw 13 Homes new homes selling in January!

Those homes averaged $132 per square foot and actually ranged between 120-149 per square foot pretty equally.  I am going to suggest though going forward if your trying to calculate how much a new home is going to be I think you will be wanting to use a number between $144 and $150 per square foot for your magic number.  That of course depending on how many upgrades you plan on doing.

2017 Sales results for the Month of January in Post Falls Idaho

In Existing Home Sales:

2016 Existing Homes sales saw 38 Homes Sell!

1 being a manufactured home on a rented lot going for 70k.  It was 1440 square feet.  

I’m going to break the rest of the existing sales into Pre-2000 and from 2000 to 2016.  With No new construction included.  

18 of those were Pre-2000.   Property condition really hits home here on these.  There were 11 of those under $100 per square foot.  Averaging $77 per square foot.  There is a couple of really low ones in there to somewhat skew that number a little.  I am thinking you could fairly judge these at about $83 per square foot throwing out the 2 that were in the $50 square foot range.  

Fannie mae thoughts on the market

19 Homes that were built from 2000 to present day.  Basically 2 levels of prices.  The foreclosure /or needs work price and the live-able home.  So these also we are going to split into under $100 per square foot and over.  You can expect that the ones under $100 per square foot are either needing work or are a foreclosure.  This is 2016 so we were still cleaning up some of the foreclosures.  

10 of those 19 selling for under $100 per square foot.  Averaging $82 per square foot.  

Of the homes selling for over $100 per square foot you had 9 of them.  The averaged $127 per square foot.  

2017 Existing Home Sales for January!

46 Homes selling in the Month of January!  So volume up!

We will start by tossing out the ones that won’t conform to our average numbers.  So you don’t have a skewed number to go by.

3 of those were manufactured homes in varying degrees of condition.  A 1970 model that went for $65,000 on Strand, 1974 model  that went for $26,000 on Columbia and a double wide that went for $135,000 on Bradley.

We have some River-fronts/waterfronts that are each Unique in there own right.

1.  4322 sq foot home that was on Ponderosa that went for 1.6 million.  This home was a 4 bedroom 3 1/2 bath that was built in 1998.    Home was a waterfront estate with 3.8 acres and 198′ of deep water.  3 slip dock and a couple of shops.

2.   Riverfront home on Dynamite Ln selling for $888,000  This home was 2890 sq ft.  4 bed 2.5 bath on a little less than an acre.  Built in 1998.

3.  River front home on Riverview dr.  3 bed 2.5 bath multi story 1876 square feet.  Had over 100 ft of water frontage.  Sitting in Greensferry Bay.  This home went for $650,000

4.  Shore Pines Ct had a deeded boat slip and access to the community park.  Home was a 3116 sq ft 4 bed 3.5 bath with a 2 car garage.  Home sold for $408,000

5. Waterfront Condo on Waterside that was a single level 1500 square foot condo that sold for $315,000.  Had been getting used as a vacation rental.  This one was a 3 bed 2 bath.

As with the 2016 sales we will also break these up into 2 groups.  Pre- 2000 build and 2000 to current.  Not including new construction.  These are all existing homes.

Pre 2000 build homes are going to be a few groups.

Homes on Land.

  1. A fixer home on 89 acres selling for $540,000  This was a 3 bedroom 1.5 bath.  Backed up to State land.
  2. Rancher on 4.79 acres that went for $293,000  Had a 24×24 barn and two horse shelters. Rancher was a 3/2 with 1275 square feet.
  3. Signal Point Rd a 3/3 on 4.46 acres overlooking most of the area lakes.   The view is this homes value.  Had a 3 car garage also.  Home was 2228 sq ft and sold for $398,000.

From there we can get the homes that are on average size lots in town that are Pre-2000.

There are 6 of them that sold for under $100 per square foot.  You can plan that these all needed some updating or had some deferred maintenance.   Those 6 averaged  $86 per square foot.

The ones that sold for over $100 per square foot there are 14 of them.  There is a little bit of a range of them from 106 to 164 square feet.  Those are also going to depend on condition.  It appears that the lower condition ones are averaging $125 per square foot.  while the better condition ones are averaging $141 per square foot.  Condition definitely matters.    Your higher end one at $164 per square foot was a secondary property with a lot of upgrades.

 

Existing Homes built from 2000 to current.

We have one to not include in our homes in town.  It was a 1058 sq foot home on bainbridge that sold for $197,000.  It had a shop so its average of $186 per square foot will mess up our numbers just a little.

The balance of those we had 15 homes sell with an average of $125 per square foot.  Those numbers are a little across the board on prices ranging from $116-$150 per square foot.  This is where condition is going to come into play a lot.  I think if you have an average home that you haven’t upgraded or done to much to your going to be in the $125 per square foot range.  If you have done your maintenance and have some upgrades you will end up being in the $145+ range per square foot.

Coeur d’ Alene Market Report for January 2017

New Home sales were on par with 2016 with each year closing 15 homes.

As we are still cleaning up a little from the market recovery in 2015 I split the sales into categories of selling for under $150 per sq foot and selling over $150 per sq ft.  That really separating the spec homes from the upper end custom homes.

2016 saw 12 homes selling under the $150 per sq ft or less mark with them averaging 102-130 per square foot.

2016 saw 3 upper end homes selling for a range of $175-191 per square foot.

 

2017:  Same 15 units selling in the January time period

5 Homes sold for under $150 per square foot.  With those 5 homes averaging $132 per square foot.  I didn’t give you a range on these as there really wasn’t one.  One home sold for under the $130 per sq ft mark bringing our number down a little.  Realistically it should probably read about $136 per sq ft.  Tossing the 1 low one.    With prices realistically up about $25 per square foot.

I’m thinking under $150 per sq ft is almost in our rear view mirror.

7 units between $150-200 per sq ft.  With those averaging $174 per sq ft.

2 units under $300 per sq ft averaging $235 per sq foot.  One of those being one of the homes down on the river on Bellerive Ln.

And number 15 coming in as a single home on Estancia Dr for a $302 per sq ft sales price.

Existing Home Sales:

2017 – 52 Home sales in January

2016 – 54 home sales in January

So very little change in the actual number of units sold.

I am going to break these up by age for you.  Into 3 categories:  Pre-1950  Homes from 1950 to 1999 and homes from 2000 to 2015.

 

Pre-1950 Homes we had 12 that sold in 2016  compared to 10 in 2017

2016 results:

1 of those was a higher end home that sold for $228 per square foot.

The other 11 range from $85 to $148 per square foot.  The ones that sold for under 100k per square foot as condition is usually the deciding factor in that department.  We had 4 of them that averaged $92 per sq ft.  

The other 8 averaged $122 per sq ft with a range of $105-148.  So once again condition and upgrades very important.

2017 Results:

Pre 1950s break into 2 tiers the under 150k per sq ft of which there are 4 of them.  1 low baller at $65 per sq foot that needs a lot of work.  The other 4 Averaged $126 per square foot.

The other 5 were much better condition and they averaged in at $170 per sq. ft.  A little difference in price range for the year.  Once again up $25-$35 per square foot.

January Home Sales

Keeping your finger on the pulse of the market

1950 Homes to 1999 Homes

23 homes sold in January 2016 of that age group.

Separating them also from the ones that went under $100k per sq ft.  You need to consider these in need of upgrades or condition issues.  11 of those homes fell into this area selling for an average of $76 per sq. ft.

8 of the balance of those 23 homes sold for under $130 per sq ft.  Averaging $114 per sq ft.

3 of them sold over $140 per s q ft and those came in at $149 per sq ft and 1 super upgraded  home that came in at $211 per square foot.

2017  January saw us close on 25 Homes

5 of them selling for under $100 per square foot.  They averaged $85 per square foot.  You have to figure these needed work.

The other 20 of those homes sold in a range of $101-190 per square foot.  The little house on Gilbert was the high ender at $190 per square foot.  The rest of them averaged $128 per square foot.

Homes built 2000 and newer But Not new Construction

19 homes in that category averaging $125 per square foot for 2016.

Nothing outstanding in this group nothing in major poor shape.  

17 Homes in January of 2017 closed in the homes built from 2000 on.

Those homes sold for an average of $128 per square ft.  But I have to make a side note on that.

You have a handful of homes in that number that sold for the low $100’s per sq ft.  The average number that I think you can realistically look for is going to be in the $144-154 per square foot price range.
